Walk a few miles down the sidewalk. If you see chicken bones left on the side of the road, don’t bother with the area. I’m not joking. You WILL see it in shitty areas. Drive around in the middle of the day and look at people’s cars. If they’re not very nice, ask yourself if this is simply a low income area or something different? Some semi-rural communities are pretty safe, just very low income in general. Go to a busy restaurant at lunch. Are these the people you want to live around? Check/cash advance buildings, pawn shops are always bad signs. How guarded are the liquor stores? If they’re just regular stores as you walk in/out with just a bit more security then it’s probably a nice area. If their whole fucking thing is locked down like Fort Knox for the customers then it is an extremely shitty area. Go to the grocery store you would shop at. You cool with shopping there? That’s my process.

im surprised no one has said, being section 8. anyways, being near industrial zones, haphazard urban planning, zero effort put into landscaping, very odd detail but low quality or broken blinds and windows that you can notice from the street, people that like hang out in the garage. is there a reason you can't visually inspect said neighborhood yourself?

The biggest one is children playing around. If white children are playing around it's generally a good sign, especially if the parents aren't watching every single move or sitting out on lawn chairs.I always go around at 11PM-1AM Friday night Sat morning to see if ghetto/reggaeton is playing.Road maintenance, oil spills, landscaping. Look for towing company signs. Well maintained properties fine people who let cars leak.Is the dumpster hidden away? Is it reasonably empty or is trash everywhere, matresses and cheap furniture?

biggest one is how many fast food restaurants there are, and how much junk food gas stations or delis sell. like what kind of variety they have--if it's far-reaching, then the area you're in is a slum, i student taught in a shitty area for my undergrad and i was amazed at how much fast food i would hit if i swung a dead cat. like mcdonald's wendy's kfc and wingstop in the same square mile.

Overcrowding, unemployment, crime, and the usual reactions to that.Six cars in the driveway/lawn of a house means it's overcrowded. But it also means they can get along and pay rent. Maybe it's a Mexican family, nice people, issue is indirect, it indicates rental stress in the area which is why their 12 kids didn't move out.If there's no public transport, is this a nuclear suburb where every household owns a car or does that indicate nobody leaves the suburb, none work anywhere, and city hall wants them to stay there. Does the bus route go to the governmental sector or the industrial sectors? Are the poor taking the bus to work, or to court?If people have low front fences is that because nobody steals things, or they wouldn't leave anything in their yard that's worth stealing. How many vacancies are there advertised? How many are private? Nobody bothers commercially advertising a rental in the hood because the rent isn't high enough, there's skid row tenants lining up, good tenants would leave straight away either way. The best tenant has an employer reference from mcdonalds, not a landlord reference from uptown, he's probably an alcoholic.

Bonus points: Bike chains left on fences and posts. Evidence of a bike stolen and nobody caring to remove it. Skid marks and scrapes on the curb, drunk drivers have been here, lived here. Evidence people are extending storage, multiple sheds, plywood, tarps over things, these people can't afford more space. Lack of parking enforcement. City wouldn't even bother towing someone here, nobody would bother reporting it, there aren't enough legal parking spaces in total. The local shops are busy during the day because of high unemployment. How busy is the mcdonalds drive through, Walmart, on a Tuesday lunch time. Are there even shops? In a rich neibourhood everyone "goes shopping", men buy or send groceries from where they work, there's no point building shops in places that are deserted during the day. The 7/11 in the banking quarter is they're for the cleaners, which is why it's 247. Nothing is open at night in the hood because everyone is home during the day and the streets aren't safe

I guess some depend on what part of the world you live in. I used to work in a lot of shitty parts of my region, and these were common things I saw: >large amount and/or concentrations of public housing of any kind - doesn't matter if it's entire blocks, individual houses, or anything in between >police are always hanging around/driving past - they know something you don't >higher than usual amount of people who look clearly dishevelled (bad hygiene and grooming, cheap, dirty clothes, haven't brushed their teeth in a long time, etc) >front yards with numerous cars; none of which actually work >people getting around in broad daylight, clearly fucked up on drugs - other people around seem completely unphased by this >people passed out on the ground in public - locals also unphased by this >not as common, but people taking drugs in broad daylight >excessive rubbish/garbage on the ground; even if it's just in one or two places, you'll know it's not right >communal rubbish bin areas having rubbish strewn about can often be a sign of drug problems, as well >lots of very young women and teenage girls who are already mothers - fucking sucks that the only cohort not affected by declining birth rates are the most undesirable group in society >kids with shitty, ghetto haircuts >people fighting in the street or in/near housing/front yards >surprisingly high amount of grown men walking around in the middle of the day with nothing to do and nowhere to be Also, don't underestimate social methods. People from neighbouring areas will tell you if an area is shitty; sometimes even people from that area will openly admit it to you. Or if you meet people from the area in question, and they have shitty, ghetto names, or even regular names, but with ghetto spelling, also a good indicator.

Its hard to tell until you actually move and live in the area. I had no idea i was living next door to section 8 for a long time. The trash being thrown everywhere is a good indicator. If one company is coming and cutting all the lawns, that's a another indicator. I have no issues with my property personally, even though a double homicide happen 2 years ago near me. No one bothers me. Crime statics are hidden now, so it makes it very hard figure out. The EMS and police always know the shit area, I would straight up just ask them.
